Taking a look at single family home & condo/townhouse sales in Broward County

As we wait for the February data to be released for inventories, price trends and foreclosures in South Florida, let’s take a quick look at the types of transactions taking place.  First, let’s look at single family home sales in Broward County through January 2013.

Out of 1,033 houses that were sold in January, here is the breakdown:

  • 625 were traditional sales (60% of closed sales)
  • 173 were REO/foreclosure sales (17% of closed sales)
  • 235 were short sale transactions (23% of closed sales)

Next, let’s look at the condo / townhouse sales in Broward County, Florida.

Out of 1,184 condo & townhouse properties that were sold in January, here is the breakdown:

  • 777 were traditional sales (65% of closed sales)
  • 212 were REO/foreclosure sales (18% of closed sales)
  • 195 were short sales (16% of closed sales

Looking at the next few charts, it sure seems that foreclosure activity in Broward County will not be slowing down anytime soon.  In January there were over 1600 new foreclosure filings.  We always say that one month does not make a trend, but the recent spike sure looks like 2013 will be a high-volume year for foreclosures.

Finally, we will break-out the monthly foreclosure filings in Broward County by segment. From December 2012 to January 2103, you may notice that there was a significant jump in new foreclosure filings for single family homes and condo/townhouse properties.
